First home buyer concessions

Where first home buyers save the most on stamp duty

Four states offer full stamp duty exemptions for eligible first home buyers — potentially saving tens of thousands of dollars. Here's how each state compares.

Victoria
Under $600,000
Full exemption — zero stamp duty. Properties $600k–$750k receive a tapered concession based on the SRO formula. Over $750k pays full duty. Off-the-plan concession available to all buyers until October 2026.

Under $800,000
Full exemption since July 2023 (First Home Buyers Assistance Scheme). Properties $800k–$1M receive a tapered concession. Over $1M pays full duty.

Queensland
No cap on new homes
From 1 May 2025: zero stamp duty on new homes and vacant land with NO price cap. For established homes, full exemption under $700,000 with a sliding scale taper to $800,000.

Western Australia
Under $500,000
Updated March 2025: full exemption under $500,000. Tapered concession up to $700,000 for established homes or $750,000 for new builds. Over those thresholds pays full duty.

South Australia
New homes under $650k
From 2025: zero stamp duty on NEW homes under $650,000. For established homes, up to $15,500 concession on homes under $500,000. Full duty above these thresholds.

ACT
Under $1,020,000
Home Buyer Concession Scheme (2025-26): full stamp duty exemption for eligible FHBs on properties under $1,020,000 (CPI-indexed). Subject to household income under $160,000.

Tasmania
100% until June 2026
Until 30 June 2026: full exemption for FHBs on established homes under $750,000. After that date it reverts to a 50% concession. Properties over $750k receive a 50% concession permanently.

Northern Territory
Up to $18,601 off
FHB stamp duty concession of up to $18,601 on homes under $650,000. A $10,000 FHOG applies to new builds, plus a separate $50,000 HomeGrown grant (new builds, until Sep 2026).
